A camera down the line shows exactly what's there — roots, grease, a belly, an offset, a break — and where it is. You decide from what the camera shows, not guesswork. If you're buying a house, do this before you close.
Rotted cast iron and grease-choked lines cut out and replaced with PVC. On the last one I added a cleanout and back-water valves while the floor was open, so the next service is a snake through a cap, not a jackhammer.
A.O. Smith tanks set with a drain pan, ball-valve isolation, new gas valve and correct 4″ flue venting — the details that keep it boring for years. Repairs when they're worth it; a straight answer when they're not.
Kohler Cimarron and chair-height Elliston installs with bidet seats, kitchen faucets, laundry tubs, garbage disposals. Both Kohler installs on this page got a new shut-off valve and supply line.
Delta cartridge and valve replacements, full bathtub sets with new waste-and-overflow, and a proper access panel behind the wall so nobody has to cut it open twice. Bring your own trim if you like it.
Zoeller M53 sumps with a water-powered backup that runs when the power doesn't, RPZ backflow preventers, irrigation PVBs, and the corroded gate valves at your water meter swapped for ball valves that actually close.

Buying a house in Southeast Michigan?
The sewer line is the most expensive thing in a house that nobody looks at. A general home inspection doesn't include it. I put a camera down the sewer line and tell you what you're actually buying.
Root intrusion, collapsing or broken lines, grease build-up and drainage problems — the things a general inspector has no way to see.
During your inspection contingency, so whatever the camera finds can still be negotiated as a repair or a credit instead of becoming your problem after closing.

New tank with drain pan and a ball-valve upgrade on the supply, so the next time it needs service it shuts off with a quarter turn.
The kitchen line had rotted out from grease and no maintenance. Floor opened, old pipe out, new PVC in, back-water valves added for the laundry tub and floor drain, plus a cleanout for future snaking.
Old unit out, Cimarron in with a slow-close seat, a new 3/8″ multi-turn shut-off and a fresh supply line. Original tile untouched.
Opened the opposite side of the shower to reach the valve, installed the customer's Delta valve with new ball valves for future service, and finished with a spring-loaded access panel.
Rusted cast iron cut out and replaced with a PVC stack serving all three fixtures.
Old cartridge, bonnet nut, spout and head removed; new cartridge fitted behind the customer's own trim.
Old flange, new multi-turn shut-off, elongated chair-height bowl and a bidet seat plumbed in.
New tub on a bare subfloor, single-handle tub-and-shower valve, isolation valves, and an easy-touch waste-and-overflow assembly.
New gas valve, updated 4″ flue venting with the hole cemented, copper on hot and cold, a humidifier valve and a ball valve for isolation.

I started JA Inspections Plumbing & Sewer Services in 2020 as an independent, one-person business, and six years and a few hundred jobs later it still is. I'm hands-on with every one of them — a sink that won't drain, a new water heater, a floor broken open to replace a rotted sewer line, or a full bathroom.
